Downtown Residence, Los Angeles, CA.

This 1970's 2 bed 2 bath apartment located in downtown L.A. was one of the many properties that my client purchased, with the intention to make it a primary residence for a few years before selling it. He had one clear goal in mind, he wanted to renovate the entire apartment on a reasonable budget, paying extra attention to the key areas that needed the most update - kitchen and bathrooms. But because this was his very first investment property, and he wasn't going to sell it immediately, he was rather unsure about how much of his own personal taste and preference should influence the design direction, nor whether it was wise to spend so much on a property that he was only going to reside in for a few years. So I was approached with the task of providing him with sound design recommendation on one hand, that may generally be more acceptable by the public, and still in addition, to generating a set of 3D drawings that showed the full design potential based 100% on his very personal taste. He loved dark woods, rich saturated jewel tones, marbles, plush and velvety finishes, and heavy rustic furniture. He wanted what he coined "an old world classic meets vintage rustic charm".

In the end he was satisfied to see what it could have been, but ultimately decided to tone down everything and kept the renovation to a minimum. Couple years later he was very excited to share that he had eventually sold the property earlier than he had planned, at a 20% above the market value at that time. Needless to say, that made both of us quite happy and proud.
