Interior Design services tailored to meet your needs

Because no two people are alike, I prefer to first listen to your wishes before coming up with a design solution that is appropriate for you as an individual. However, below's a general breakdown of the different services I provide, which may better help you understand what a design process entails.  *please feel free to contact me for a complimentary 1 hr initial consultation*

— SIMPLE DESIGN CONSULTATION: 

Perhaps you have some questions about what paint to choose, or need help selecting furniture? A simple design consultation usually involves myself providing guidance on any of the following (or a combination of) : Colour Consultation, FF&E (furniture, finishes, equipment) + Lighting Selection, Simple Space / Furniture Plans, Modeling in SketchUp / 2D Illustration

— PURCHASING SERVICE:

Need some assistance with shopping for home furnishing? I could be your go to person - I can pass along the best trade pricing I can get with a flat % mark up as my purchasing fee, which covers time spent on product search / coordination with vendors. 

— BESPOKE FURNITURE DESIGN:

Sometimes we just need a one off piece to complete the room. Anything you can think of, I can help translate your idea into a reality. Please see more details in the "Furniture Design" section.

— COMPREHENSIVE INTERIOR ARCHITECTURAL DESIGN SERVICE:

Do you have a space that requires more than just a splash of colour? Did you buy a house that needs major renovation? Or are you thinking of completely transforming / expanding your existing environment? This is how I can help:

  • Programming : define the project / scope, understanding constraints such as budget, schedule, and environmental (site constraints). Explore client's needs / wants, in preparation for a detailed design service + fee proposal

  • Consultant Appointment : if the project calls for additional support and collaboration, I will bring on board a full team of consultants (ex: Architect, Structural Engineer) and work in conjunction towards a fully compliant design for building control approval

  • Design : schematic design --> design development --> construction documentation (detailed drawings package for the selected contractors). Typically plans, elevations, and some 3D rendered models are provided to assist the client in understanding the design intent

  • Tendering and Cost Negotiation : based on an approved design the client may begin the tendering process with or without my assistant. I'm happy to offer recommendation but it is generally advised that the client survey and qualify at least 3 contractors before deciding on whom to work with

  • Purchasing : Any items specified in the design, upon approval I may begin placing orders for all the FF&E on behalf of the client, in time for construction

  • Project Management / Construction administration : I will work closely with the contractor over the construction phase and oversee / check in on key construction milestones. I will assist the construction team in the build process and respond to requests for clarification to the design to suit ‘as found’ site conditions. Site visit frequency will vary pending on needs, and major progress will be inspected and agreed at each stage of the construction. Any decision that varies from the agreed design intent shall be discussed with client before proceeding. *Client are free to be the sole project manager / administrator as an alternative option

FEES

I'm happy to work with any of the below fee structure that is suitable for the project based on the client's needs:

  • Flat fee : This is based on the complexity of the project, total area, number of rooms, length of project, and client's requirement. Please contact me for a proposal tailored for your specific project. A minimum project design fee starts at £2,500 per room.  

  • Hourly fee :  £100/hr 

  • % of Cost : Given the budget and scope of work is carefully analyzed and realistically determined, the design fee is set between 12-20% of the total budget (labor + materials)

* A benefit of the flat fee structure is that I am happy to pass along my best trade pricing directly to the client
